The Hidden Costs of Running a Short-Term Rental (That Kill ROI If You’re Not Ready)

Everyone talks about how much money you can make with an Airbnb. Not enough people talk about how much you’ll spend—especially when you’re just getting started.

In this post, I’m pulling back the curtain on the most commonly overlooked expenses that can drain your profits faster than a bachelorette party drains your toilet paper.

🧽 1. Turnover Costs

Cleaning Fees: Even if the guest pays a cleaning fee, you still need to pay your cleaner (and sometimes eat costs for last-minute flips).

Supplies: Toilet paper, trash bags, dish soap, coffee, towels, linens… it adds up fast when you’re turning over a unit 10–15 times a month.

Restocking Labor: You may need someone to not just clean but also restock and inspect your property after each stay.

🧑‍🔧 2. Maintenance & Repairs

Wear and Tear: STRs get 5x more wear than a traditional rental. Expect faster appliance breakdowns, scuffed walls, and the occasional broken lamp.

Emergency Repairs: HVAC goes out during a July booking? You’re not waiting three days for a deal. You’re paying double for a rush fix.

Pest Control + Seasonal Prep: Depending on your market, seasonal issues like bugs, snow, or mold could create unexpected quarterly costs.

🧾 3. Hidden Platform Costs

Airbnb Service Fee: Usually 3% per booking, but it adds up—especially when margins are thin.

Damage Claims (That Go Nowhere): Not everything will be covered by Airbnb’s Host Guarantee. Many hosts end up eating $50–200 losses regularly.

Booking Gaps & Algorithm Games: Inconsistent visibility = dry spells. You’ll need to budget for off-weeks, or spend on promos to get back in the algorithm’s good graces.

Licensing & Permits: Cities like Denver or LA require permits, inspections, and annual fees.

Insurance: Short-term rental insurance is different (and more expensive) than landlord or homeowner insurance.

Accounting & Taxes: STRs come with bookkeeping, tax filings, and often 1099s for cleaners or vendors. If you don’t track it, you’ll pay for it—literally.

🚪 5. Vacancy & Pricing Misfires

Vacancy Risk: Even in hot markets, you’ll have down weeks. These are rarely factored in when new hosts run the numbers.

Wrong Pricing Strategy: Set your prices too low? You lose money. Too high? You lose bookings. Either way, your revenue takes a hit if you’re not adjusting to demand.

📉 Final Thoughts: It’s Profitable—But Not Passive

Short-term rentals can be extremely lucrative… if you know what you’re doing.

Understanding these hidden costs before you buy or launch is what separates the successful hosts from the stressed-out ones.

“Revenue is sexy. Profit is freedom.”
